Comprehensive List of Inspections

- Identification of major deficiencies in the central cooling system which do not require detailed heat-gain analyses. Includes identifying energy sources; cooling equipment; cooling distribution; presence of central cooling in each habitable room; operating controls.
- Identification of major deficiencies in the central heating system which do not require detailed heat-loss analyses, including identifying energy sources (oil, gas, electric); heating equipment; heating distribution; presence of heating source in each habitable room; operating controls; flue pipes; fireplaces and chimneys.
- Identification of major deficiencies in the interior plumbing system, including water supply; materials of interior plumbing lines (water supply, waste/soil lines); went pipe system to exterior water pressure; functional drainage; fixtures and faucets; main water shut-off valve; private water system equipment; hot water source.
- Identification of major deficiencies in the electrical system, including identifying service entrance from masthead to main panel; main panels and sub-panels including feeders; branch circuits, connected devices and lighting fixtures.
- Identification of major deficiencies in the roof system or its component parts. Includes identifying roof materials; types (flat, sloped, "A" frame, etc.); rain gutter and downspout systems; roof flashings and joints; framing, sheathing, decking; ventilation; soffits and fascias; attic insulation; skylights and other roof accessories.
- Inspection for well and pump performance; septic dye test; swimming pool, sauna, spa and hot tub; radon and lead; and other services.
